The one from my last post.
We were pre approved yesterday for the asking price, but do not want to go that high.

I'm so nervous..I hope the asset manager at the bank that owns it is ready to let it go for our price.

So tomorrow morning by 10 am we will submit a bid 10k less than what we really would like to pay for it.

Wow, Terri, that was fast. I looked, and looked, and looked.

How many bedrooms/bathrooms?

I like it. If it would have been here, and in my price range, I would have gone for it too. ;)

Crossing my fingers that you get it and all goes smoothly. I really, really lie and I am not just saying that to be supportive. It is darling. My house was built in 1947, too.

Yes we got back Thursday noon. Got pictures of the botched cement slab with its very porous appearance and went to Lincoln NE and showed the people at the memorial co the shots of the job. We came to an agreement that I only would pay them $200 and the whole thing would be over. Really not very satisfactory for me because I doubt that the slab will hold up more than 20 years. Friday had a very depressing day, appointment at a neurologist and they did a nerve conduction test, was told that there was only a 20% chance that I would get back functioning nerves in my legs and get used to using a walker because thats what I will be doing from now on. I guess to cheer me up a bit, Leone bought a new plasma TV and had it installed in the living room instead of the den. Not really muchof a TV watcher but this one is nice to watch. Old one worked OK but it was at least 18 years old and took up a lot of room. Don't think this one is over 2" thick. Now I will try to design a new stand for this set that won't take up so much space, know that SIL will build it if I can design it.

momo3... thanks for checking in! just so happens that lots has been going on in the last two weeks, but it's still very incomplete. For starters, we had lots more digging while the pb's landscaping crew came in and buried some downspouts and dug out the patio and planting boxes, etc....but still no sign of the actual pavers that will make up both patio and pool deck....so PB does a total 180, sends the plaster crew out and lo and behold we were pebbleteched on Thursday and water was added Friday. PB will complete the patio and decks within the next 10 days...NOW HERE'S THE KICKER...the whole family left town for 10 days at the Jersey shore on Thursday, and we won't see the pool until the 6th! It's sitting in the backyard all ready for us and we're not there!!! PB is minding the pool while we're away, brushing and balancing, etc...esp. since he's building the patio all week anyway. Murphy's Law or what? I'll post pics next week when I return....have to check the log to see if you've updated your pics too...hope you're all swimming now!

If you've been following the impact of HVCC since it took effect on May 1st, then you'd know this was coming. A good real estate agent keeps up on the news in the industry and this has captured headlines, so I think, YES, your agent should have had an idea this might happen. (google "HVCC" if you don't believe me) Also, there have been several threads on this forum concerning appraisals. I personally had an appraisal come in $10K low and then the underwriter dropped it another $5K, so between the buyer and sellers, we had to come up with $15K cash and "closing help" to make the sale happen. The lender would only lend 80% of the appraisal price, so the rest has to be in cash. Another sale in my neighborhood just fell through because the appraisal came in $22K (8%) below contract price. I'm anticipating the appraisal on my next contract to come in at least $5K low. I'd suggest that you try to meet in the middle: put in another $5K cash and ask the sellers to add $5K help in closing costs. That way the contract price remains the same and will help keep the values up in the complex. Good luck.

I know all about small additions with kitchens that equal big bucks! Although mine is a little larger than 50 square feet, but not by much. It is depressing. I feel like we followed our architect's lead and got led down a rosy path but also got some very good professional judgment (as well as nice work) so it's confusing. If the estimate is based on the architect's drawings and specifications then it should be apples to apples in comparing the bids. If you haven't completed decisions on things like appliances and fixtures you can get all the bids without those (which you can get costs for easily anyway) just to make sure they are pricing the same thing. In our case the architect said that the different firms they recommended were all going to come in around the same cost and the same quality and since we really liked one over the others that's who we went with to get a bid and move forward (we're supposed to start in June). The problems for us really started with the one *estimate* we got (different GC) which was terribly LOW compared to reality. This was what we based our initial decisions on. This started us on the path to having plans drawn up that completely and overwhelming exceeded our budget. Now we're in what I hope are our last throes of making changes to get ready to rumble. By the way, the guy who did the low-balled estimate later would not bid the job unless either he was the only bid we were getting (of course we could still have rejected him and moved on) OR we paid him $3,500 to prepare the bid. It would have been interesting to have had him bid on the job since I think his estimate was 50% off (a poor basis for us to have made decisions)! Later we found out that the architect expected that GC's bid would be off by 20%.

Moni, 4 bedroom 2 bath actually.
It's been mismarketed I think, which is to our advantage.
It's marketed as a 1 story with basement. True..however some listings say 3 bed, some say 4. All say 2 bath.

The 1st story is livingroom, small dining room, large kitchen, 3 bedrooms 1 full bath.
In the "basement" is a completly finished family room, large bedroom(only needs a ceiling) -some listings refer to it as a den. It is a bedroom, it has a door, 2 windows and a closet. But the ceiling wasn't finished, because the electrical and plumbing were upgraded.
The new laundry room is huge! The new bathroom is huge.
Then there is an unfinshed 1/3 and a cool, "cellar" closet.

It is 2000sq of living space on a half acre in the city.
Brand new roof, brand new electrical. New HVAC system.

Terri ~ I've got evrything crossed for you! I so remember how exciting, scary and nerve-racking it was, all at the same time. DH was sick to his stomach for three days, from worry and stress. We've been in our "starter home" for 26 years now! LOL

Is the new work on the house documented? (They got permits and the work was inspected and approved?) Why isn't the ceiling finished? (Wouldn't you have done that before putting the house on the market?) Have you spoken with neighbors? Is your contract written to get any earnest money back if a home inspector finds serious problems?

Contract bid will be placed in an hour.

Bungalows are fantastic, one reason being it's a full basement, so your square footage is doubled.

This is so cute and cosy and it sounds like it has all the room you need/want inside. Good luck Terri!!!

With that type of purchase from a bank where it is a foreclosure or short sale you don't always have the option of an inspection option it's as is.
Having new plumbing and electric is a biggie. You can check with the city or County for the pulled permits. However dealing with a bank sell is different from buying from an individual.

Hopefully all goes well with it and you are very happy.

Well we put in an offer, but the listing agent claims they have another offer going in today. So we are going to add a contingency for our max which is still quite a bit lower than asking.

And going to look at two new listings. For closer to where I'd rather pay.

But I love, this one...

We'll see..

Okay, yes the other house has an offer going in over our max.
So we went and looked at two new to the market..

One was definately NO
#2 my husband loved..
It is absolutely move in ready. So we put in an offer, super clean and we'd not have to buy anything but a few pieces of furniture.

It already had an offer, but the seller refused.

So we are going to put a bid in on the house..
