Bug, Not only what Don said, but you cannot be certain you actually have the tree that the label said until you fruit it and see the identifying characteristics etc. Talk to just about anyone who grows fruit, and you will hear massive mislabeling/screwup stories, even from dependable local nurseries! I have had it happen to me. All it takes is an illiterate person tying tags onto a tree, or another person not really paying attention, or kids playing tricks and switching tags for fun, another person who could care less, or another with comprimised ethics, etc etc. A local prune farmer told me that 25 years ago, he CONTRACTED with a nursery for a bunch of xyz prune trees (40 acres worth). He got the trees alright, but they were not exactly the trees he specified 100%. There was a whole swack of them which bear prunes yes, but did not have the freestone, and also grew branches much differently. He never did get the alternate prune ID'd. This could have been a case of scion wood mixup, whoever collected, stored it or used it. A lady friend of mine bought what she were told were 3 European pears locally. When they fruited, they all were Asian. labeling mixup. She doesn't want Asian pears! I once bought a Red Delicious apple from Home Depot. Turned out to be some sort of Yellow Delicious. It has since been topworked into other varieties. Expensive rootstock is all it was. Peach is usually budded in the summer heat from summer wood. I find it pretty hard to get any sort of takes from using dormant scion wood as the heat units just are not there in my climate, and peach & apricot need heat to callus to any degree.

Soldat I agree with Deb, try some tea roses. An old friend from your area had spectacular luck with the Bermuda mystery roses. I seem to remember, Miss Atwell, Spice, Slater's Crimson China, Safrano, Archduke Charles, Souvenir de Therese Lovet,Mrs. B.R. Cant, Mrs. Dudley Cross, Brightside Cream, Maitland White and Vincent Godsiff. I know she never sprayed, didn't do too much of anything and some of these guys were house eaters. As for me, I don't repeat roses either but the ones that tempt me are Evelyn, ( I know but she does all right for me) Gruss en Coberg, a fine big strapping girl with those gorgeous peach colored blooms, Sutter's Gold--the scent of fresh nectarines is too die for. R'eve d'Or is the finest climber. Crimson Glory and Oklahoma are the best of the smelly reds but Souv. Claudius Denoyal is an amazing red tea with a big smelly scent that I love and no trouble whatsoever. I know I'd get Gertrude Jeykyll if I ever lost her. That scent must be kept and the special order of Grace de Monaco from Vintage is one I ordered the other day because she was just so lovely in the sunshine and impossibly fragrant. I agree on a less expensive stove for now that does the job and starting the planning on a remodel to happen later. A long planning stage is a good thing. My mom died just about a year ago now. In the couple of years leading up to that, especially in the last year, I was up and down to her place a lot. She lived an hour away and there were times I left in the middle of the night and stayed for days because I was needed. The year since has also been hard, both dealing with her loss and needing to deal with her property and belongings. I didn't even have to do the executor thing, one of my brothers did that. We did, however, do a kitchen remodel in the 8 months preceding her passing. We spent months thinking about what we'd like to do vs. what would actually work in this space. It was almost all DIY, so we only had our own schedules to work out vs. having a crew in that needed our attention at times I needed to be elsewhere or was totally weirded out by Mom things (we have a problem family member who caused no end of upset). The planning and physical labor were actually very helpful under the circumstances. Something productive was taking shape at a time that was in all ways difficult. So I would recommend that you do it, but don't get pushed by having to do something about the stove right this minute. Replace it with something that will do the job and take your time with the planning. A good plan makes for a much more enjoyable experience from the first day of demo on.

jkom51-- To tell you the truth, If I were interested, I could very easily put together a crew of about 10 people (5 teams) and keep them busy full time with all the work I've been offered all over the country, just from this forum. Some of it has been truly tempting, too, starting with igloochik's home in Alaska, as well as the one she's starting work on in the PNW. Even pcjs's post is tempting! There are several problems, there, though. First, alot of my credibility in the forums comes from the fact that I'm not asking for anything in return for the information I give out here. There are no ulterior motives. I'm here because I want to help people. Secondly, I would most likely run into problems from iVillage, being that then I'd be here for profit. Lastly, and this one would be important to all of you, and that's the fact that in addition to the normal costs of doing the work, there would also be travel expenses, as well as lodging and per diem costs, making it really kind of impractical for me to go around doing the work. Unfortunately. I say unfortunately because right now, the housing market has made work just as scarce here as it is in many other parts of the country, and I'm doing commercial work now, just to stay busy. It IS custom work to be sure (period specific work for the Maine Historical Society in Portland), but none the less commercial work, and I'm not very happy about it. But you do what you have to do. :-)
