I also don't understand how it is said that TTTF requires as much water as KBG because TTTF has like 3X the depth of drought resistant roots. There's a lot of this information that just gets repeated over and over until it becomes truth. But what's missing is the context. Where are you located? A TTTF fescue in NC is going to burn up quickly in full sun with no irrigation, but it may stay green without any irrigation in NY. As a matter of fact, you probably won't make it past early May in NC. Lawn care practices also make a huge difference. Root depth is directly proportional to top growth, the longer you let it grow, the deeper the roots. My neighbor, who only cuts her lawn about once every 30 days, has some fescue that can go through any heat wave without any water, but the grass is always a tangled mess. If you cut weekly to 4", you can only expect 6"-8" root depth. So while TTTF has the ability to go up to 3 feet deep, in your average well maintained lawn it will only go about as deep as KBG. Therefor, it will need just about as much water.

Why would you ever put an AFI or GFI in a necessary circuit?

    Q

    Comments (7)
I don't think there's any call for GFCI in bedrooms. They are typically just for 'wet' locations (ie. kitchen, bathroom, outside, etc). If you are adding circuits and protecting them with AFCI, then you're covered. You don't need to change any circuits that you aren't touching to AFCI. Are you getting a permit for the electrical work? If so, you can just ask the inspector to confirm the requirements.

Mtn, in your room I could see your choices working. I like those pieces and they'd complement each other. I like that they're over the glass framing rather than the glass itself. I think in most cases stain glass would work best. I think in my home while this place has enough windows, I don't see it fitting in. (Oh I do like the one Ida Claire likes for the "unusal yet intriguing" factor... ) I may at some time put small stained glass pieces on the double doors that open to the deck from the dining area - already had one bird try to commit suicide on the glass - fortunately he was just stunned and flew away. But if this becomes an issue, although I won't want to, I'll do it.

Would you ever hire a commercial builder to build your home?

    Q

    Comments (14)
Before I became a custom home designer/builder/remodeler, I worked as a project engineer on various commercial construction and renovation projects. Suffice it to say I'm familiar with both commercial and residential construction, the trades which work in each, and the quality levels. Whether a commercial contractor is an appropriate choice for your project depends on a couple of considerations including the project size/scope, schedule, cost, the contractor's relevant experience, and your quality expectation. In general, commercial contractors deal with larger scope (e.g., really large new home construction projects), fast-track, and high-cost projects. The quality of construction is likely to be on par with entry-level or maybe move-up residential construction--not high-end residential. Schedule and cost trump quality in the commercial construction world. I don't think the commercial contractor's restaurant construction experience is all that transferable to your project. Frankly, new residential construction is different enough from residential remodeling that I would be concerned if a custom home builder wanted to bid on your project as his/her first foray into the wonderful world of remodeling. Proceed with caution.

    1. Cheat on a mate?
I have started a relationship with another before letting go of a current one - I tend to 'hang on' until the last thread of hope is gone. I always make it clear to the 'new' person that I still have feelings for the current one if that's the case.

    2. Keep a journal of your dating activities?
I have kept a journal all of my teenage and adult life because I can't remember well.

    3. Keep a 'little black book' for future reference? Yes, I have a little black book and would use it if I wasn't happy in a relationship.

    4. Have a romance with a coworker?
Yes, I have done it - I like the excitement of trying to hide it from other coworkers. I love a thrill!

    5. Have sex on a first date?
Probably not - I did that in a past relationship, which lasted for many years, but it takes a lot of strong feelings for me to do that, and I don't usually develop the necessary feelings so easily. I had known this person for many years, so didn't really look at it as a first date.

    6. Date someone not of your race?
It would depend on how I felt about that person as an individual. I tend to look at what a person's heart and intellect is like rather than the color of their skin. All humans have the same anatomical make up.

    7. Live with a lover?
    Yes

    8. Say "I love you" on the first date?
Probably not - again, it depends upon how I feel about the person's sincerity regarding our friendship.

    9. Girls: Send a guy flowers after a first date?
    Absolutely

10.Write a poem for your significant other?
Yes - I love to put thoughts of the moment down on paper so my mate can see in writing how I feel. I love romance and personally written poems means someone took the time to be vulnerable in another's honor.

11.Move to be near your love interest?
    Yes

    12.Have a "one-night" date?
Yes, I would do this - have done it a couple of times. I would have to have had this person as a friend first though.

13.Go to an adult bookstore with a date?
    Absolutely!

    14.Role-play with a date?
    Absolutely!

15.Ever pay money to get a date?
Not unless it was Tom Selleck or Wayne Newton, then definently YES!

16.Park under the stars and just make out?
Yes - what is more romantic - puts me in the mood for love!

    17.Walk out on a date?
Yes, and explain to my date why.

18.Do a background check on a potential date?
No - if I felt the need do this, I wouldn't go out with him to begin with.

    19.Watch a porno flick with a date?
    You bet!

20.Pick up the whole cost of a date?
    Yes

Hey! I'm not giving away ALL my secrets, so I'll just select responses!

    1. Cheat on a mate?
Never, under any circumstances. (I note you said 'mate' not 'date'. Until there's a commitment, there can be no cheating.)

    2. Keep a journal of your dating activities?
Never. I can remember my activities without writing them down.

    3. Keep a 'little black book' for future reference?
I have an address book for anyone whose details I want to remember - friends, family etc.

    4. Have a romance with a coworker?
I did, and kept it a secret from other colleagues for 10 years, until he died. It was all above-board, just nobody's business but ours and our friends'and families'. It was a committed, live-together thing, not a fling.

    5. Have sex on a first date?

    6. Date someone not of your race?
    Why not?

    7. Live with a lover?
I wouldn't live with anyone who wasn't my lover!

    8. Say "I love you" on the first date?
    I don't lie.

    9. Girls: Send a guy flowers after a first date?
    No.

10.Write a poem for your significant other?
    No. Poetry isn't my thing.

11.Move to be near your love interest?
Only if he wanted me to live with him or to get married - with a definite long-term commitment, and plenty of arrangements for 'contingencies' - at his expense.

    12.Have a "one-night" date?
    All dates are 'one-night dates'.

13.Go to an adult bookstore with a date?
    No.

    14.Roll-play with a date?
No. This calls for trust, which can only be built up over a long time.

15.Ever pay money to get a date?
Are you kidding? I'm not that desperate!

16.Park under the stars and just make out?

    17.Walk out on a date?
Yes, if it's called for. I don't take s..t from anyone.

18.Do a background check on a potential date?
With our current privacy laws, this is impossible. In any case, you find out the truth soon enough if you're careful.

    19.Watch a porno flick with a date?

20.Pick up the whole cost of a date?
No. If he's asked me out, I'm his guest and he pays. If I'm not asked, there's no date! In a relationship, I might shout for an outing to celebrate his birthday or something - that means, I've asked him out, he then becomes my guest.

So, I take the responses to mean that a "one night date" is the current term for a "one night stand?"

And, role playing is referring to sexual role playing. I guess I wouldn't categorize that under a date. I'd have put it under sex practices or preferences or something like that.

    1. Cheat on a mate? NO. A relationship is built on trust. Without trust, it is nothing. And if you aren't honest with your mate, you aren't honest with yourself. If I find it necessary to seek someone else out, I will first end the present relationship. I wouldn't respect myself if I cheated on my mate. And also, when a relationship ends, I like my alone time. I need a breather before the next relationship.

    2. Keep a journal of your dating activities? No need. I can remember what I wanna remember.

    3. Keep a 'little black book' for future reference? No need. When I'm ready for another relationship, I'll meet someone new.

    4. Have a romance with a coworker? Yes, why not? If you're a workaholic, like I've been in the past, the workplace is the ONLY place you meet people.

    5. Have sex on a first date? Yes, if the connection is there, if I have known this person previously. But I don't go to a bar and pick up someone just to take them home for sex. There's more to life than just sex.

    6. Date someone not of your race? Yes. I am particularly fond of olive-skinned men, like Middle Easterners. I love their accents and their looks.

    7. Live with a lover? Yes, absolutely! I'd live with someone before I married him.

    8. Say "I love you" on the first date? No, love takes time to build.

    9. Girls: Send a guy flowers after a first date? No, let him send the flowers.

10.Write a poem for your significant other? Yes, I love to write, and am always looking for inspiration.

11.Move to be near your love interest? Yes, if we both agreed there was something between us. I'd probably just move right in with him.

12.Have a "one-night" date? If you mean just going out with someone only once, then yes, I would do that. If you are referring to a one-night stand, no, I won't do that. I did that in my younger years, but sex is much too important and too dangerous for a one-night stand. And I have more respect for myself than that.

13.Go to an adult bookstore with a date? With a lover, I would. Sometimes they have great toys in there!

14.Role-play with a date? Yes, why not? I'm all for spicing up a relationship and keeping it from getting stale. I am in the process of learning belly dancing, which can coordinate with the role playing scenario.

15.Ever pay money to get a date? No, don't have to.

16.Park under the stars and just make out? Oh yes! How fun!!

17.Walk out on a date? Yes, if the guy was horrid.

18.Do a background check on a potential date? No

19.Watch a porno flick with a date? With a lover, yes. With a casual date, no.

20.Pick up the whole cost of a date? Yes
