Zipper Foot & Tension

I am attempting to sew piping using a zipper foot. This is the first time I've used a zipper foot, and the tension is not what it should be. My machine (Brother CS80) pre-sets the tension for me, but I can adjust the tension of the top thread if needed. My problem is that the top thread is too tight, but when I adjust it, it becomes too loose. When I get it just how I want it, I turn the fabric over, and see that the stitch on the bottom has become way too loose.

The threads are the same kind, top and bottom. I'm not sure why they are out of sync, and I've never had a problem with tension until attaching the zipper foot (not sure if this has anything to do with it or not). Any suggestions as to how I can achieve perfect tension top and bottom?
