I just wanted to say that if you're buying an older mobile home, I would stay in the later 80's or early 90's range. We live in an 88 that my parents bought brand new at the time. They orginally planned to buy a used one and live in it for a bit before we would build a house on the land. (They ended up divorcing and the trailer still sits here but we hope to do something in the next 5 years). I remember looking at the older ones and they were all in really BAD shape. In most cases, people with trailers don't do much to improve on the places at all. They figure they're cheap so who cares. But would you really do that with a stick built home? No! I think that's where the whole stereotype comes from or something. I mean our neighbor put up a huge fight because my parents were putting a trailer on this land. He still makes comments and from what I can tell, the man thinks he has some mansion and we live in a lowly trailer but their home is in far off worse shape than ours! We have done a lot of work to fix the place up and he's done nothing in years to his home. ...So anyway, back to my point, an older mobile home can require tons more work than you think. Even ones that are 10 years old, are going to need maintanence and updated but maybe not as much. The older mobile homes I have been in, I have noticed the draftiness and other things about it that I don't like. They don't seem to be as bright inside or open as ours. Of course we have painted all of our walls, replaced flooring and put in new doors and are working on replacing windows. We've had a few water leaks that required fixing subfloor and each time we threw in new insulation and repaird holes. Anything we've done has helped considerably. The winters have been colder the last few but we've been keeping our thermostat at least 7 degrees cooler than we started with! Good luck deciding!

When my husband and I were selling our house last year, we went through a string of bad luck. We staged our home and put a lot of stuff in his office (he had his own business). Needless to say the building the office was in burned down and we lost a lot of pictures, but mostly just junk. We finally sold the house only to have the first buyers back out 4 days before the closing, but we were locked into buying our new house. We then put our home back on the market and prayed we would sell it in a newly SLOW market. Anyway we had many potential buyers come back and view the house 3 and 4 times but after 5 weeks still no offer. With the stress of holding 2 mortgages we were desperate. One day when my husband was commuting home from work it just so happened he was sitting next to a realtor. They got to talking about our house and she mentioned to him when ever she needed to get a house sold she would burn sage leaves to ward off evil spirits. That weekend we were holding an open house. Unbeknownst to me, as we were leaving the house my husband ran back in to "get something." He was taking a really long time so I ran in to find out what in the world he was doing. I saw him running through the living room with a smoking piece of aluminum foil and the overwhelming smell of burning herbs which smelled very illegal! I wanted to kill him. At the same time our realtor arrives and was nearly knocked back at the smell. At the time I didn't think it was funny and I was fuming. Needless to say, we got an offer that day, and we closed in 4 weeks. The ironic thing was our buyer was a Drug Enforcement Agent. He must of knew it was sage and not something else.

This model home has a warmly-colored orangey-wood kitchen. Don't worry about the wood tone... Embrace it in your decor. The designers used orange as part of their staging scheme: neutral walls VERY SIMILAR TO ABOVE, warm woods and happy orange & apple green accents in every room. A cohesive house always looks better and sells for more money. If your walls are the same neutral color, the space will look and feel continuous, as well as bigger. Will you stage it? The wood will wear better than paint. For now, and for a future rental. There are several things to change about the space, but the cabinets aren’t one of them.
