Using a rubberized coating on boots?

My Sorels have been faithful for almost 25 years with only a replacement for the inner lining needed. I can't afford though to buy Sorel short boots I would like. All the others I have owned stopped being waterproof after one season. Would it be possible to coat other brands with some sort of rubberized coating to keep them waterproof? The waterproof sprays that are sold do not work.

Hi, try mink oil or Suede and Nubuck make your boots waterproof. It may also depend on what kind of leather boots you have on hand.
