Comments (16)Dazlemewithcolor- Everyone has some really great comments for you on this thread, and I especially like Kompy's remarks - very on track.... You prolly already can guess what I would say - with a screen name like AZ Stone Consulting - What??? I'm supposed to say "Keep the Laminate for crying out loud"??? OF COURSE I am going to recommend SLAB GRANITE !!! HA!!!! Seriously - I think it will greatly depend on where your home is located, and your present comps. IF you are in a more real estate stable market area (unlike Phoenix, Las Vegas or South Florida) you'll prolly be able to have some flexability in doing what you WANT to , and getting your money back out of your home. Remember this though - the same people that look at YOUR home, will have looked at others that either had MORE or less to offer THEM... AND THEN they'll look at some more homes - How WELL will YOUR home stick in THEIR minds - On the "Houses We REALLY WOULD MAKE AN OFFER ON" side??? That's the "money" question at the end of the day....... (sorry for the cliche') How bad do you want to sell? How much are you willing to spend in terms of getting your home sold? My vote: 1. Keep the cabinets as is IF they are in good shape - DO NOT paint them 2. Look for PRE-FABRICATED Granite Slabs - IF your kitchen layout lends itself to using pre-fabbed blanks - you just might be surprised at what you'll be able to get accomplished. Many Fabricators are starting to offer Pre-Fabs as a money saving alternative to a full-on slab job. HTH kevin Kevin M. Comments (9)You're in good financial shape. Don't worry about "overpaying" - it happened to us in 1989, and we survived just fine over the long haul. Painful for a while, but it worked out. And besides, we had to have a place to live, anyway. Might as well be twice the room of our old apartment and a free parking space in front as well, LOL. Your best bet to maintain top value is to not over-improve your home, but keep it in absolutely top condition. This includes doing anything structural or system-related that is needed as time goes on. We overimproved our house, but consider it worth it because we have enjoyed the benefits for the last 20 years. What actually makes the house saleable, however, are the structural improvements - a more modern open floor plan, upgraded kitchen and baths, the top-to-bottom electrical/plumbing/sewer upgrades (most homes here have a patchwork of old and new stuff done, not a complete system upgrade). You do not have to do this - in fact, I'd recommend you don't! Home improvement on a full-scale is a seriously slippery slope. You'll love the end result, but you won't necessarily get back that much more money on resale than someone who just kept their home in good condition with modest upgrades. Only you can decide how much a big remodeling project is worth to you. Comments (6)I think it would be very difficult to recover that money when you sell your house in 18 months, unless, your home was significantly under valued when you bought it. After living in England, I do see that that an orangery or sun room, would be beneficial, but I would only add it if you planned to keep the house for a few years so get some use out of it before selling it. I think a deck that was nicely staged would certainly help you sell the house without adding the expensive of the orangery. What about adding some skylights to part of the existing house? Comments (4)getting a window and siding quote shouldn't be that hard. the indoor part patching the drywall can be done by a skilled handyman. you can probably remove the grills yourself and that would change things right away. I would also add cedar or cedar-looking shingles to the peaks to warm up the front. The problem in estimating what this will cost - it is incredibly regional.
