Synthetic Stucco/EIFS- can it be really changed to brick?

We are very interested in a home, a FSBO in the Southeast. It is about 12 years old and is synthetic stucco, including the basement, which makes it 3 stories worth on a foundation footprint of around 2000 sf (so compute 3 floors of this).

A friend was telling us that there are ways, and companies that will do this, to convert a stucco home entirely to brick (or any other cladding). He was not sure of the cost but thought it might be in the $25K range for such a home.

Curious if others have experience with this, if it's even feasible. What should I be vigilant about when viewing/getting this home inspected?

Recently I was in St. Petersburg, Russia interested in how they re-stuucco the buildings in different brick looking designs. Under the stucco are really old red brick buildings. They don't demolish but resurface. That may not be much help.

barbara, I suppose that is more of a cosmetic approach. My viewpoint is as an abatement to the famous EIFS issues many homes built here in the early 'nineties have experienced. Both from a living viewpoint as well as resale.

Sure it can be changed from EIFS to brick. They rip the stucco off and put brick up.

Real brick has to sit on a brick ledge which is part of the concrete foundation. It can't be "applied" to the side of the house. This brick ledge is normaly not put on a foundation unless the house was originaly intended to have brick veneer walls. (a single layer brick wall is usualy refered to as "veneer" to distinguish it from structural brick walls which are at least 3 or 4 bricks thick).
There are several varieties of siding available that can be applied to the walls and look like brick. some are actualy made out of thin slices of brick glued to a backer board. I have no info on how good or bad these imitation brick sidings are.

There are companies that score a cementitious stucco surface so it looks like brick. New England Brickmaster is one. I don't know if it works on synthetic stucco (EIFS) since the top coat is so thin. I would put my money elsewhere.

Here is a link that might be useful: NE Brickmaster
