Teardown a Dormer?

My roof needs to be totally replaced, and the upstairs windows replaced as well. The plumbing is shot, too. I'm thinking if I tear down the dormer and make the second floor just one large room without the bath, (as many other houses in my town are designed this way), would this be a reasonable thing to do? Would it cost more to take down the dormer and have a regular roof, or replace the roof, two 4x6feet windows, and 2 small windows, and get the plumbing shut off from the upstairs? (The plumbing broke the first freeze this winter and we never used the upstairs bathroom in 20 years anyway.)

From your description it sounds more like a shed dormer, which if removed may alter the architectural value as well as the market value.

I would think that having a 2nd bath upstairs adds enough value tot the house to have it repaired. When you say "the plumbing broke the first freeze this winter" I assume that the pipes froze and burst in one location. The repair would be a local at the fracture with minimal pipe length and some couplings.
