elastomeric paint?

Hi everyone,

I live in rainy Vancouver, and we are about to paint our house this summer. We are painting the top floor of our house (exterior). The first floor is brick/textured stucco and does not need paint. The top floor is just flat stucco, and needs paint desperately. Does anyone have any experience with elastomeric paint? It sounds like a good idea to me as it does not really increase the price much (the painter I am thinking of going with comes recommended, he would use this type of paint, and his price is about the same as the other quote I got which did not include this type of paint). Elastomeric paint is supposed to last much longer, and not fade. One painter, however, is telling me that it is too airtight and can lead to moisture problems in the house. Does anyone have any such experiences?

The competitor is uninformed about elastomeric paints.

The water-resistant qualities of these "elastic" coatings help prevent moisture from penetrating, cracked or porous masonry. But, at the same time, they are able to breathe, allowing moisture from within the home (or from within the masonry itself) to escape to the outdoors as vapor.

I'll send you to the undisputed authority on paint quality.

brushworks is right. PQI is the authority on quality. A lot of good info there.

As a painter in the Northwest, this is where some of the best elastomeric coatings can be found.
