Remodel Question - Look at my plans, Please

Hi all

I am looking for a little help with plans for our addition. I used these boards through our kitchen remodel and they were very helpful! We have a cape that we have already blown out and are looking to move stairs, move front door, add a two car garage, family room, extra bedroom, powder room, laundry room, storage (we have no attic and no basement), and curb appeal. We are a family of 5 having 3 daughters ages 9, 7 & 5.

My main question is do you think the family room over the garage should be open to the staircase or should we put a wall up. I like the idea of letting light into the stairwell but wonder if it will be loud for the bedroom that is across from it, or if sound will travel downstairs without the wall. Thoughts?

It may be cheaper to move, especially with the added value of a fresh kitchen redo. If the neighborhood is very nice and has other amenities, I can understand why you may want to stay. But you'll be spending a lot of money to stay there. Talk to some realtors about your project vs. what others have done in the neighborhood. Over improving is never a wise move.

Sorry, maybe I didn't explain myself properly. Kitchen is already done. Our house is in an amazing spot...lakefront on an island. We are here forever!

Garage could use some windows. not sure why there is a door in the downstairs hallway. I would put french doors into family room.

Another option might be to leave the family room open (although French doors would do the trick) and instead put in better sound barriers to the bedroom walls. But since some of the bedrooms are already there, I think I'd go with French doors/glass wall. I agree with you that the light would be nice.

Or plan it so that they can be added later IF things are noisy
