Rotten Stud...Do I need to fix it?

I'm in the middle of a kitchen renovation and noticed that one of the studs is partially rotten. It's located in the wall separating two units in a duplex (at the corner...it's the penultimate stud before the exterior wall). There was also several inches of rotting "gunk" that I vacuumed up from the bottom of the stud cavity (where the rot is).

Do I need to get this fixed? It's an old house, about 120 years old with unlevel wood floors. I'm hoping to get the drywall hung ASAP because it is getting harder and harder to find a drywaller in my area.

If this is something that needs to be addressed, who would I hire? A carpenter?
