Best Time To Put House on Market in Austin, Texas?

With the market it is these days, is there a best time to put a house on the market? I am trying to get things cleaned out now. Was wondering if just after the first of the year is best or should I wait til spring?

We are just fixin' (the Texas way) to put ours on the market. The realtors I talked to said in the past few years Austin has had an upswing right around thanksgiving and before christmas so I'm hoping that will be the case again this year.

We're deciding with our listing agent today whether to put our SW Austin house on the market this week or wait until it's vacant at the beginning of December. We will may wait until vacant - but take the virtual tour/photos with furniture this week - and allow for showings by appointment only for now. But the Realtor says since this is a slow time, and we are not at the first-home price point (high 300's), we won't get a ton of showings anyway so we may list now.

Our main problem is that I sleep at night and my husband works the night shift (at home) so he's asleep from 3-11pm. That's why we bought first and planned on listing after it was vacant. You can specify showing times, but you always get a few people that think the rules don't apply to them. :)

Lyfia and Trudy, i'm moving to an unincorporated area ourside of Manor, on the east side, toward Elgin. It's an area called Shadowglen, and DD already lives there. There's a nice mix of people from 30's -60's~most are transplants.

I'm going out the last week of Nov. to get the paperwork done so I can start building. I'm soooooo excited!!!!

Hi, I'm near the "Y" in Oak Hill. Will be putting the house on the market on Friday! Ack.

We had a stager give us a consultation today and he was really good. I think I need him when I decorate the new house - he'd let me know all the mistakes I was making! Ha.

Let me add my good luck wishes to you as well. On a side note, given the relatively small size of this on line community, I am surprised at how many people here have a connection to Austin. FWIW, I had a business trip there in September 2006. Does that count, lol?

charlotte_somtimes you are very close to us. Hopefully ours will go on the market this weekend too.

The worst part for us is there really isn't any comps to give a good idea of what the price should be. All they can do is guess as not much has sold in the neighborhood. There are a few pending and the last sold ones were a couple of years ago.

trudymom - I'm off 290 west just south of it in Travis County and a couple of miles from the Y. Zillow doesn't show anything in my area. It brings up homes that have a normal 80x120 lot. I have been watching what is for sale and stuff that is pending and I have a pretty good idea of what the price would should be around assuming they sold for close to asking. Market has been changing, but first realtor was a lot less than what I was thinking the low end was. We'll have to see what the others say and what the first one says after reviewing the comps better.

The worst part is they all use the tax records as a base too, which for my area is nowhere near reality. Too boot I decided to go look at it and see that the tax records have only 2 baths listed (we have 3 full) and shows the garage as being a carport.

lyfia, I just got done emailing my friend who lives in Travis Country. What is your lot size? Sometimes I think that realtors low-ball a price just to get the house sold, then they can say they sold the house in 4 days, or whatever. The tax records were sure wrong--what you really have should make a huge difference. Can you get the tax records changed so if someone looks at them they will be correct?

We are on 2 acres. We are not in Travis Country or near, just meant we live in Travis County and not Hays County as we are fairly close to the county line.

I'm guessing I could contact them and try to correct it. If I go through the zillow estimate it gives me more than than the realtor said. I do think it was the real quick sale price.

Just got an e-mail from a neighbors friend who is looking in the neighborhood. Cross your fingers that my house would be a good fit.

I think if you correct the tax record, your tax bill will go up too.

Our house is listed on the tax record as a 3 bed 1.5 bath, but it is really a 5 bed/3 full bath. We have a walkout lower level so the initial tax assesment (built in 1970s) must have added the rooms and divided by two; irregardless of what level the rooms are located-most living is upstairs). Some people we've met at the community beach appear to think we paid too much from the tax record, but they don't know the real size of the house. I'm not saying anything to get it adjusted, around here our taxes would go up another $2400 a year.

Well I just scheduled my first showing so I guess I'm trying FSBO to people with a buyers agent as a first step by just falling into it. People are qualified, so we'll see how it works out. I didn't say an exact price only that I was still interviewing realtors, but said it looks like mid xxx hundreds and their realtor said good very enthusiastically, so I really think the first realtor was the quick price.

I don't care if the tax records are correct or not and if it really mattered I would pay the extra, but I would think it would be nice for the next owner to pay less in taxes.

Hi all,

We are in the Covered Bridge subdivision which is pretty much built out now. There are a few of the same model as ours on the market, but we are going to price ourselves competitively. One is extremely overpriced IMO and the other ones are missing our media room and we can price under them with more square footage.

Most of what the stager said was pretty specific to our house, but I'll try to think of a few things. He said to look for areas that feel "heavy" and lighten them. Like we have two dressers and an overstuffed chair along one wall of the bedroom and he suggested putting one dresser in the garage. He wanted half the books gone out of the bookcases. He suggested everything be in odd numbers. 3 mini paintings in a grouping, 5 books stacked sideways, etc. He definitely was into de-cluttering. There were a few areas that looked overly empty and he suggested greenery (which I took to mean plants, fake or real, not flowers) in those spots. He said it should be very clear what each room is. My art studio had a lot of stuff put away, and he wanted a painting set out on an easel so people could see how we used the room. Put away evidence of pets. White sheets are best, big fluffy pillows, and turn down the sheets at the corner like people are ready to climb into bed. He wanted us to add new mulch outdoors.

I guess he did say a lot! We aren't using him right now. We would be using him to bring in some furniture when we move in a few weeks. It was really nice of him to give us bonus advice! Our house may be a bit of a challenge. It's not very neutral. I'm an artist and went with a glass tile ocean colors backsplash in the kitchen. I have colorful rooms - teal, lavender, even a bright pink bedroom. Everything goes together and all the listing agents we interviewed said to not paint or change any colors, so we are hoping to find like minded spirit who likes light, bright and colorful! Keeping the price competitive won't hurt.

Be careful of Zillow - It appears to use the tax records for valuation in Austin, TX - so the prices are VERY inaccurate.
To answer th OP - last house we bought in Austin, we made the offer the week prior to THanksgving and closed Dec 19th.

If you go to the Texas A&M website there is a place that has real estate sales and listing records by county by month going back years. You can see from them what the pattern is for sales in terms of when most houses sell and how the price varies. During the months of the year when there are the most sales (such as late spring, early summer in most areas) the prices are usually higher. In my area (I'm outside of Houston) this suggests that the best time to list is around March.
