Be sure to find out who is doing the roofing -- the owner might go with the cheapest bid and your new roof might not be all you want it to be in terms of materials and workmanship. In addition, read the fine print on the home warranty and Google the company who provides it before you sign anything -- there have been many threads on Gardenweb about worthless, time-consuming, hellish home "warranties."

This one is on "Lake Wausau" but it's technically a big open part of a river---dammed I'm assuming. It's great water for this part of the state where there really aren't many actual lakes, plus it's right in the city.

The seller told me the name of the roofer he's using so I will look them up. He is a home inspector in this area and said that he has to protect his reputation, so selling me a home with a bad roof wouldn't be smart.

And yes, folk, I've read some of the posts on home warranties :/ This one is through Coldwell Banker so if I have any issues, going back to them will hopefully help to resolve them----we'll see....
