Not necessarily longer, but there is a lot smaller buyer pool for this type of property.

I think it depends on your town/state and the mix of housing. Used to live in the Boston burbs and we had no planned communities, most towns had 1 acre minimum, no sidewalks and no HOA. No problems selling those homes and this is what the buyer pool expects and buys.

I agree that it depends on where you live and what the buyers want.

Personally, having lived in a community with an HOA, I wouldn't go near one again!

I live in a rural area at the end of a dirt road. No sidewalks, no streetlights, no local police force, (we have the Sherriff patrol the area) the kids are safe, they ride their bikes to school, etc. The closest mall is an hour away.

And I can say that properties around here are on the market no longer than most other places.

I would say the local economy and where the house "fits" in the size/characteristics/price scheme compared to the typical house in the area are more of the driving factors.
