Do you really need a real estate company selling your house? We have had our property listed for more than three months (6 month listing) without a single showing. It is a unique property (58 acres of recreational land with a small house and guest house.) We really didn't expect a fast sale.

But then, we decided to split up the property with the house on 18 acres and then 39 acres separate. Both parcels have a large creek running through. We asked that the Realtor cancel the house part and now she just has the land part. We then listed the house part on Zillow and Craig's List with lots of our own pictures in place of her winter pictures.

We immediately got lots of interest --- many hits from Zillow and on Craig's List. We have had three showings in the last week. Our Realtor never had us sign a cancellation agreement but within a hour she had the listing removed from both MLS's. (We have even had interest in the land part even though the Realtor still has it listed. Why wasn't there interest through her company which is one of the largest in our area?)

Anyway, I feel she could still come after us for a commission on the house part if we sell it even though she hasn't brought us anyone but my husband thinks that her removing the listing immediately showed intent to cancel.
