It's an advertising gimmick. Someone on this forum posted what I thought was great advice...offering an extra 2% commission to sell their house and including that info in the MLS listing.

Why not just lower the price by 1 million dollars? This way, every potential buyer sees the real price, not just buyers that happen to run into the coupon somewhere.
