Specific Performance - Seller Cold Feet

Buyer met all contingincies Seller delaying closing and buyer fears they are having cold feet and want out

I understand a RE Attorney is needed, but I am unclear if its feasible$$ to go that route.

In this case, paying for legal advise is not worth it for fees alone (appraisal/inspection). WOuld a buyer be able to retrieve attorney fees? How about damages for time spent wrapped in escrow? Would a buyer be able to seek the difference in locked interest rate and current rates?

Or are those expenses just the risk of doing business?
