Had my final walk-through today, met the sellers, and everything is good. Closing will happen sometime tomorrow. I have to say this was the easiest real estate transaction I have ever been involved with. I lucked out this time.

There was only one issue that came up in inspection. Additional follow up with a specialist showed that the problem had previously been resolved by the sellers. I had a great lender who had everything ready several days ahead of closing. My Realtor was competent and helpful. The sellers seemed like nice people who had a large file of documentation on the house for me. They even wrote down the names of most the plants in the large garden and gave me a bit of guidance on the garden.

I think the sellers had it pretty easy too. The had already moved to their new home before they put it on the market. The house had several offers within days. And I reassured them that I really like the house and would happily take care care of the house and garden. They had hoped it would be their forever home, but they needed to move to something smaller for retirement.

In the past I have had terrible experiences. One of my previous transactions was so bad my Realtor at the time said it was the worst set of circumstances she had seen in 15 years in the business. I was super cautious this time around just in case things went badly. I am thrilled and truly appreciative that things turned out so well.
