Much better! I still don't like the sports theme in the basement, but I have been in a lot of homes that have sports as a theme. Your masterbedroom looks a lot more inviting, I would like to see some sort of curtains, but thats just me.

You may want to wait a bit more before thinking you would have a sale. A few houses around me just went on the market, and they have NO interest. WHY? only my opinion, but schools still in, and no one wants to uproot their kids yet. I know families who don't even think about looking til end of May. Last year, the houses that did sell around me, didn't until June or laters. Just before school started up again.

I would also take down your family pictures. Sorry, but I did that with my house (not even gonna sell til next summer), and I am just now starting to put the picture frames back up, but with other items in them.

Yes, part of the staging process is to depersonalize as well as declutter.

I'm a regular watcher of HGTV and some of my favorite shows there were The Stagers (liked that hyper guy, Matthew), and Sabrina Soto's GET IT SOLD.

They say, you want the potential buyer to see themselves living there, not YOUR family.

I'm thinking in our case, we might wait until NEXT spring to put DH Massachusetts house on the market. We've exhausted ourselves working on two houses simultaneously.

The pictures look much better without the greenish hue. It actually looks warmer now and not so cold like the greenish tint made it look.

Very nice, a little goes a long way. I think you can still add a little something in the kitchen and a punch of color in the masterbedroom but that gloomy look is definitely gone! Nice job!

If you are going to add or change out accessories, make them larger. According to staging specialists, the ballpark size for staging accessories is the size of a beachball.

I think the new pictures look much better, and I like the changes you've made. I agree with what others have said about removing the personal photos. Once the house is on the market, you need to stop thinking of it as yours and start looking at it through the eyes of the potential buyer. Hard to let go of some of those beautiful family pics, but depersonalizing really does make it easier for viewers to imagine their own "stuff' in the space.

graywings, According to staging specialists, the ballpark size for staging accessories is the size of a beachball.

That's because they are less likely to be stolen. Taking things from houses at open house and reselling them at yard sales is a booming business around here.

I disagree lazygardens. It has to do with the visual presence of the item. From a decorating standpoint, larger items tend to look fresh and modern and rich compared to the same items smaller in size.

I actually love the new pictures, love the house and wouldn't care at all that there are family potraits on the wall. I'm just surprised that nobody caught the realtor's description re: the double sick vanity and day lite windows! Hahaha!
