I have a question

For all of you who have listed their homes for sale, do you already have a new home to move to? That seems to be my dilemma. I plan to move about 125 miles south of here and surely don't want/need two mortgages. I'm not quite ready to put a "For Sale" sign out yet, but I've already decluttered (two loads for Interfaith thrift shop and two large loads to the dumpster. I've kept track of what's been replaced and when--like the heat/air unit we had to replace in 2009 and roof in 2011. Oldest appliance was bought in October, 2010. Still need to:

Pressure clean house
Clean gutters
Fix some screens
Replace backsplash in kitchen
Paint kitchen
Clean out the garage--ICK!

I also have to undergo surgery and get well from that before I even think about being able to pack stuff. I have a list of furniture I don't intend to take. Would it be better to list it with the house or just sell it outright or donate it?

This is my first move all by myself and I don't have a lot of self-confidence. Your advice would be highly appreciated!!
