There are so many variables. We waited for two years (unfortunately) and when we least expected, it sold in two days. The things we thought were important, ended up being the least. We have a friend who is a realtor and he says anyone can sell their home if it's priced right. After two years we realized how right he was because I think everyone feels they should get more out of their home than it's probably worth. Get a trusty realtor and follow his advice. Good luck!!
