My Realtor was a stickler regarding all of those issues. She went to the Town to get our map to verify land size. She wanted copies of all my electric/oil bills for the previous year. She personally measured the square feet of the house. Buyers had a home inspection.

We developed a problem with our water-softener and I called a repairman who said he would shut it off and let the buyers get it fixed. I told my agent who said she must notify the buyers if I didn't have the problem fixed. I did get it repaired and it was expensive.

I wonder if it has to do with the Agency and their rules. This agent was extremely diligent regarding honesty.

Also, be extra diligent when buying from an investor. And when you think you've checked everything, go back and recheck.
