Should we buy this other house?

We bought our current home new in 13 years ago. It is a 2700 sq ft home located in a community centrally located in a town in a Baltimore suburb. The local mall and shopping are all within 1-3 miles. However with that comes traffic and we back to the hospital with helicopters and a pretty busy 4 lane road through some trees. We certainly hear traffic and helicopters. The house is comfortable but feels tight in space. We really need homework/office on main floor and some more space in the kitchen. We're considering changing the formal living room into an office. The kitchen needs some updates and have to stick with current layout which is tight. Master bath works but we would love a major layout change to give us a shower bigger than neoangle.

We found a house about 15 min away that is 6 years older but has 3400 sq ft. The house faces a small/medium sized road but is on 2 acres mostly in the back where we would spend our outdoor time. This house is sort of in the country but definitely convenient to groceries and where we travel. Work would only be 10 min further. The layout is great but this house also needs similar updates in the kitchen and baths as our current home. This kitchen would definitely cost more to redo as it is bigger but I think it could look much nicer if we were ever to remodel.

The cost of the new house will net us an additional $10-30k that we'd have to add to our mortgage balance. We currently have no plans to do major renovations in our current house and probably wouldn't do anything in the new house any time soon. To me it seems like a house swap where we are getting more size and potential, no updates for essentially the same price.

Based on the limited facts, would you make the move?
