What's the norm when canceling listing?

I'd like to know what is normal protocol when seller cancels their listing?
Not what's fair, but what is most often occurring and expected in the industry.

I'm hearing everything from the seller owing staging costs to the agent, to flat fees owed to agent, to absolutely nothing owed.

So would love to get more feedback on this.

    No contract yet. Currently interviewing agents, so doing research to determine what to negotiate.

    It would be something to ask as you are interviewing, imo. See what they say, and have them show you where it says that in the contract. Some states do it one way, others a different way.

    I would expect you'd be on the hook for any staging fees.

    You might or might not owe a commission if you sold it to someone within 30 or 90 days of pulling your contract--also may or may not be dependent on if they showed your house to the buyer.

    It is not a state by state thing. It is something that each agent would handle in their own way. You just need to ask each one you interview.

    Why would you think that the agent would be responsible for staging fees?

    You're not going to let an agent stage your home and then present you with the bill without having a discussion on this first.
