Price Per Sq Ft of Deck

| Okay, so we are just about to start building our new home. My builder is very reputable and reasonably priced in our area. Everything in his bid looked fine to me EXCEPT the deck. He quoted me $30 a sq ft for building our composite (Portico) deck! Now I am completely clueless on how much it should cost, but something is telling me that it's a bit too high. We live in Wisconsin. I would really appreciate your thoughts.... |

| How high up, what handrail detail, skirting, how maney stairs, how many sq ft, limited access, grade,how is the decking fastened, what detail in the decking layout. Portico is a lower mid range material. J. |

| Okay, I might not be able to answer all your questions because of my lack of understanding of all that goes into it. But here are the pics of the deck plan with dimensions. It also shows the stairs. There is very little detailing. It is just a basic deck with vinyl railing and vinyl spindles.
As a side note, we might want to make it into a screened in porch sometime in the future. |

| Say 16' x 12' deck 5' off grade, with a landing,and hmmmm 4' x 8' stairway. lets put it at 250 sq ft just for grins. x 30 = $7,500 Portico 5/4 composite face fastened ( no clips ) vinyl rail system around deck and down stairway. No skirting,no wrap on the frame posts,flashed corectley into what looks like siding on two sides, ledger installed corectley with flashing,creet piers with steel brackets bolted to them not posts in the ground,joists on 12'' centers with hangers, 3 year warenty on the Frame of the deck.Factory warenty on the decking and rail,that means basicely nothing. General contractor mark up, work done by subs. Not a bad price. J. |

| The plan says Maintenance Free Deck, so I want to caution you that there is no such thing. Wood decks need occasional restoring. Composite decks need cleaning. I clean my Trex deck with a cleaner solution once every few years. I blow the leaves and acorns off of it every other day. Bottom line is you can't expect anything to be sitting outside horizontally without some effort to keep it nice. I wish you well. Pic... |
