cleaning an old wooden porch & railing

I keep reading different horror stories about old wooden porches/decks & power washers.

The back porch on this house is over 20 years old, I have no idea of the maintenance done but I don't think anything has been done to it in the past 15 years. Maybe a one time coating of some type of water proofing?? I am guessing it is yellow pine. It has turned gray & weatherbeaten with some algae on the railings. The floor was covered with indoor / outdoor carpeting. So it actually does not look as bad as the railings.

Replacing it is NOT an option at the present time, there is no money in the budget. What is the best cleaner to use on algae & then can we just put a clear coat of some type of waterproofing on it??? I need a cleaner that will not harm the plants & flowers.
