The outer roof of my screened in porch was sealed with Seal O Flex, a think paint like material that dries like rubber. It was put over plywood then cloth material made for this purpose. I now have bubbles in alot of places but not at the seams and soft spots at the ends. The ceiling of the screened porch has leaks and the paint is peeling. The contractor said the bubbles and soft spots are normal. He feels the peeling paint is due to condensation and wants to put vents in the porch ceiling. There is about 18" between the porch ceiling and the outer roof.

Any suggestions?
