We have had several moisture contractors, builders, etc out to look at our problem. There is a deck over the third garage. Below the wood deck, the roof of the garage was graded so that theoretically, water would run off.

Water has damaged the foundation and the joists holding up the deck. There is also a moisture problem on the foundation and retaining wall at the front of the house. We're on a hill.

One contractor suggests that if we rebuild the deck with a larger grade, that will solve the problem. I am beginning to think that we need to excavate along the rear of the house, put in some sort of moisture barriers and then
rebuild. Sounds like tens of thousands of dollars. Any suggestions? Thanks-
