Hi all,

I built a pressure treated deck almost 3 years ago. The first year I applied one coat of TWP 100 Pecan stain. It looked very nice. Then the second year, after washing the dirt off with water and let dry (drier than the recommended moisture level), I applied a second coat. Shortly after that, I noticed black mildew grew between the two coats.

This spring I power washed a small area to remove the black stuff and it worked. I think I removed the top coat and maybe even the original coat. What should I do now? Should I power wash the whole deck or should I just use tsp without power-washing? What did I wrong originally?
