Paint kool deck

I had an issue where my former tenants made a mess of my kool deck. I need to basically repaint the kool deck. The decking is in pretty bad shape already but I don't want to replace it right now. It is just a rental property. Does Lowes or HD sell anything for kool deck or do I actually need to buy kool deck paint from a building supply place? I'm just looking for coverage and a bit of longevity. It needs to be replaced at some point anyway....

Behrs makes a concrete paint/stain that works well. I think Home Depot sells Behr brand.

Wash it down with TSP (tri sodium phosphate) and powerwash it clean first.

Then go someplace like Sherwin Williams that has a bit more expertise. Inquire about an acrylic based paint, much like what is used over stucco on a home.

That should bond pretty well.
