We had Kool Deck applied 9 days ago. No one was on it for the next 48, light use after that. It has been dusty and gritty, but the contractor says that is normal. We do have a small place where the boys brought a trash can up and we see where the coating has scraped away. Yesterday we had family and friends over and did have chairs and heavy traffic on the surface. (I had been told to keep the furniture off for a week.)... We had a huge mess from the coating getting tracked in to the house and while I was washing the deck off this morning, I could see many, many places (not just under the chairs) where the coating has worn away, and many more that look like if I sprayed them too hard, more would come off. Did I do this, and what can be done???? Need experienced advice in order to talk to the contractor!

I don't recomend Kool deck for this reason. It seems to me that it wasn't applied correctly if it is already de-laminateing. The experience I have had with it is usually in 2-3 seasons.

I have had it twice - first time it was installed wrong and then rained and it never set up. Had it fixed and then had it put in pool #2. Both are perfect with no problems after 24 hours. Get your pool guy back and through a fit. It needs to be ground off back to concrete and redone.

Depends on the brand and how it was installed.It should not be dusty and gritty. It should not be flaking off after 48 hours of drying unless it was raining a lot during and right after installation. Have contractor grind it off and do it right. We only use Xcel deck products, more $ but worth it. Just re did our own deck (DH is contractor) with the Xcel texture and top coat in the new IR product to try it out. In Vegas yesterday the air temp was 108, deck in full sun all day read 110 degrees with a good meat thermometer.(Only tip measures temp). Tolerable to walk on for sure. Hope this helps. Barb PS you didn't say if it was old or new concrete, ours was a mixture of old concrete, old spray deck pressure washed and ground down, and one year old concrete. All areas are fine. Good luck.

Mortex (the manufacturers site) says to keep heavy traffic and furniture off deck for at least 2 weeks. I was told one week, and not until I called them at 5 days out. We also had a big rain last night and there seem to be areas that are 'repelling' the water. These are the dustier, grittiest areas.??? DH is PO'd! I'm stuck in middle!

Also, many forums and old blogs indicate making sure it is applied to the 'wet' concrete. They didn't do this back in January due to the construction going on. (They didn't tell the others to absolutely stay off and children, dog and a worker walked on with muddy feet. So they said they'd come back when the 'others' were done...which is now in June.

Yep I didn't want to mention a brand name but since you did I will tell you we don't use it ever, haven't for at least 5 years. It does have a sandy - ish texture, but it still shouldn't flake or delaminate like sceadu said. I would have it removed and redone with a more modern product. There are some companies that just sell a top coat to refresh the look, but they also peel off in our experience. It only takes one bad job for a contractor to rethink products and I have my "hate and never use again" list. Thats why my own house is a testing ground occasionally, DH hits me in a weak moment with the promise to remove if I don't like it. I had him install a concrete slab on an unused area just to test products, but you don't want to be a test kitchen on a new pool. Get rid of it now or you will not be happy, been there, done that. Your contractor may balk at that, you may have to meet him part way $ wise to change product specked in contract, but better now than after he's paid and gone. Hope this helps, Barb

Barb, do you mind advising how you would repair an older kool-deck that is chipping? We'd like to recolor it as well, if we can.

Sure, we had 16+ year old mortex kool deck, 16 year old bare concrete and one year old concrete we re-did. DH pressure washed, chipped and ground down any loose spots of kool deck, pressure washed again the day before application. Applied a bond coat, its like the glue. Then the texture coat, it comes in white or tan. Sprayed on and then troweled down a bit to give it the look of rough plaster, need at least 2 guys for this.It has a sandy look to it. Top coat a day later, its very thick like a milkshake. This is the color coat, there are 12 colors I believe. He did 2 coats, it has a sheen to it, not sandy. Easy to hose off, cool to walk on, no problems with any of the areas after 4 months. We used all Xcel deck products and the top coat was the new IR product(I think IR means infra red or something). The IR is almost twice as much cost wise, but it is cooler and we wanted to test it out. We are in Vegas, the older xcel top coat is cool, but this IR is noticeably cooler, you may not need it. Depends on the size of the job, figure about $5 a sq ft for a re-do, although prices are way different all over the US. I would not recommend as a DIY, by the time you rent equip and learn the techniques, its easier to hire a pro. HTH Barb
