Okay. So we have our first quote on our pool. Of course, we have no idea if this is a fair price. Would love your opinion. It's for a 95 perimeter pool with a spa.

Depth: 3 x 5 x 4

    SunTouch is the wrong controller. Should be an EasyTouch.

    Freeze protection with Pentair is user controllable WRT to what gets turned on at the designated activation temp. It's not like you're getting something additional that you would have to pay for.

    I have never heard of gunite measured that way. How thick the walls, floor and bond beam, and the compressive strength are normally how it's quoted. Gunite usually comes from a conveyor type truck, not bagged product.

    Rebar info needs to be more specific. Spacing and bond beam reinforcement pattern are often specified.

    Consider using LED lights. They are a bit more money but well worth it. 500W/100W incandescents aren't "Deluxe".

    How many returns, plumbing sizes, and type of pipe should be specified.

    How big is the spa?

    How big is the tanning ledge?

    "Safety" drains, when used, are a requirement for their use.

    Scott, thanks for the feedback - This is a list of questions I am sending to the builder. I THINK this should answer most of our questions -

    EXCAVATION

    What is the "rock time" cost?
    Is any rock time included in the bid?
    When do you start billing for "rock time"

    GRAVEL SUPPORT
    Do you include a "gravel support" under the entire pool structure?
    If so, what is the diameter and minimum layer?

    STEEL
    What size is the pool steel?
    Do you use #3 or #4 bars for the pool construction?
    Do you use #3 or #4 on the pool floor?
    What is the spacing and bond beam reinforcement pattern?

    PLUMBING
    Do you use PVC?
    What size of return lines from pump to the pool.
    How many skimmers?
    Are you skimmers plumbed with equalizer lines that run separately back to the filter pump?
    How many return inlets do you install around the pool?
    Do you run a separate and dedicated main drain line back to filer?
    Do you provide an overflow with grate for constant water level?
    Do you provide a water leveler?

    SHOTCRETE/GUNITE
    What standard mix do you use for gunite or shotcrete?
    How thick are the walls, floor, and bond beam?
    What is the compressive strength?
    What is the size of the pool beam?
    What is the thickness of cove areas of the pool?

    TILE
    How wide is your band of tile around the pool?

    MASONRY
    How wide is your coping stone?

    LIGHTING
    Do you install a PVC underground conduit from the niches to the junction boxes?
    Does the light have a "low water shut-off" protector?

    DECKING
    How thick is the decking?
    What is the PSI at 28 days strength?
    What steel do you use?
    Are they placed 16" on center way? If not, what are they placed?
    What do you use as Control Joints"/

    PLASTER
    What is your plaster finish?

    POOL/SPA
    What is the size of the spa?
    What is the size of the tanning ledge?

    START-UP
    Do you include any start up such as the following:
    �Balancing of the water chemistry
    �Personal instruction on operation of pool equipment and water chemistry
    �Custom instruction manual on the operation of the pool
    �Any days of plaster brushing with special acid startup to reduce plastic mottling during the break-in period
