| My sister wants to strip the paint off our porch floor and re-coat with semi-transparent stain. We're on the Maine coast. I have used opaque stain on other porches there and it fades seriously in less than a year. Will semi-transparent stain last longer than opaque stain? |

| Speaking from past and recent experience with painted and semi-transparent stained decks and porches, I would recommend staying with paint. Yes, paint fades as well but it sure is much easier to prep and recoat than stain and less costly without doubt. |
