Painting stucco/cement block house w/reclaimed water sprinklers

We recently bought second home in FL that is 70s ranch with sort of Mediterranean look made with cinder blocks. It has texture on exterior--don't know if it is real stucco, fake stucco, or just paint with some texture to it...
BUT want to paint exterior which is light gray or dirty white...with med dark gray trim...just ugle and no pizzaz...

House also has sprinker system that runs recycled water...needless to say this water can get on the house and there are areas that are kind of stained...

I would love to use a very light tan/white/yellow color--
we have red tile barrel roof...and think that would make cool contrast
but don't want the stains to show...
Is there paint for this surface that has some type of poly/acrylic in it to resist water stains
or can the house be treated after it is painted
I have read that painting these houses can be problamatic if you don't use the right type of paint (like any house I guess) but we aren't familiar with this type of exterior...
