How much paint & which sheen?

I'm planning to re-paint exterior of stucco house in Coastal South Florida. Some areas have been re-stuccoed and sealed with
Acrylux AC64

Other areas have old original stucco & paint, which I pressure washed once with water only but it's still a bit chalky, which Acrylux recommends sealing with AC64, as well.

The house is a 2 story 3168 square feet, which I plan to paint one main color and one trim color rolling in 2 coats of

Label says..."Theoretical coverage at 6.4 wet / 3.0 dry mils is 250 sq. ft per gallon. Material losses during application and surface porosity will vary and must be taken into consideration when estimating job requirements"

I took the following measurements:

Main Color:
Perimeter = 231'
Exterior wall height = 18'
4158 square feet
+ Chimney: 12'x6'x3'
+ Columns(3): 3'x1'

Trim Color:
Soffits/facia = 2' 3" x 222' = 511 sqft
Garage Doors (2) = 9'x7' = 63 sgft
Overhang: 138 sqft (105 sqft + 22 sqft + 11 sqft)
*Window & door recesses (44) x 3" = 132"/12" = 11'
Columns(3): 5'x1'= 5
728 square feet

*Not sure I'm doing the numbers correctly on the window & door recesses. I have 44 openings of various sizes with 3" recesses.

1) Is it truly necessary to measure each window & door opening or how else would you estimate the recesses?
2) How much paint would you buy for 2 coats of main color & trim color?
3) Which sheen would you use for main vs trim colors?
