I posted about restoring my 1950's bathroom in the Bathroom forum and also posted separately about restoring grout. I'd like to save the tile (both wall and floor). The combo tub/shower leaks at the back wall when the shower is used. The mosaic floor tile has dirty grout in spots.

My question is, has anyone had success with the grout/tile restore/cleaning companies? I'm in the Chicago area and there are both independents and franchises. Is there any particular method/materials I should ask about if I bring these companies in for an estimate?
