OK, it's difficult to tell you how much it's gonna cost. Simply because there are variables. But there are some things you can get prices for. Lot clearing. Is the lot wooded or is it a meadow? Big difference in price. Ours was wooded and it cost about $12,000 Well and septic. Again, an on lot system or do you have sewer and water at the road? Well and septic prices vary from state to state but ours was about $5,000 Foundation. Full cellar or crawl space? 28x48 full foundation was $14,000 Driveway? How long is it? 20 feet or 150 feet? Ours is 150 feet and it cost $2,500 Heating. What are you looking at for the house? Oil HWBB or a woodstove and oil or gas as backup? I don't remember how much that was. I think including the woodstove it was around $10,000 Electrical. You must run the power to the home from the road. Again it depends on how far back the house is. I think it's $5.00 a foot. And does the price of the home include crane service? Finish carpentry? Decks? Porches? When we built our modular here in VT we had the dealer act as the general contractor. This made the bank very happy. This way we had ALL the prices and permits in place before we broke ground. If your dealer doesn't do the general contracting they surely know who does. Just don't take shortcuts. |
