We have been in our Clayton Double wide quickly approaching a year. We have noticed from nearly the time the masons left our foundation is cracking. Our home is on piers and it is non supporting. The dealer no longer uses that company of course. We have asked for it to be repaired since it is quite noticable. We couted 13 cracks the new mason chuckled and said alot more than that!
The new mason has offered two routed of repair.
One replace all cracked blocks. Running risk of checker board pattern on foundation.
Second is coat foundation with mortar mix like a stucco finish. Cracked block stay in place just covered.
We suggested both! Don't think the sales center will pay for both. We have fought them hard for everything we paid for.
Go for the replacement. So what if things do not match, paint or bushes can hide that later. A coating is just that, a coating that is pretty but only hides a real problem.
These are structural supports, if you don't get it fixed now under warranty you will have to fix it later out of your pocket.
Thank you for the reply's. We were leaning on replacement of the cracked blocks. They are everywhere. We puled the permits ourselves for all the work done here and I can not recall ever getting one for the footers for the foundation. may even call the county to double check. If the crew that did this was that bad a patch job is not going to last. Thanks Rory
Your building inspections dept would never have passed the final inspection with cracked block so it was not the contracters.something else to blame maybe.If you do replace block do consider surewall as other posted.FHA is requiring that on all their loan approved homes.
