moving our manufactured home to land

We are currently looking into the feasibility of moving our 2000 manufactured home (double wide, 1200 sq. foot) to land. Right now we are in a park. We thought about selling and buying a "stick built" home, but we don't think we can get the amount of money out of it that we put in and also be able to pay it off (we owe about $22,000) Also we've looked around and like someone else on here said you cannot find an affordable stick built home out there with the amenities and large rooms that we have. We just love our house and want to keep it. We do not want a basement, but we do plan to attach a large garage to the house and add on in the future.

Our problem seems to be finding someone to let us know our financing options. Banks don't seem to want anything to do with it, we have found people who will move the house, do the foundation, etc., and they put us in touch with a finance company that specializes in land/home packages for manufactured homes. They want us to pay $400 appraisal fee to come out and look at our house before they can even tell us what interest rate we can expect or an approximate cost. Is this typical? We had never heard of this and weren't expecting it. We hate to pay the fee and then decide not to go with this company.

Can anyone let us know what the standard procedure is for this kind of thing? Do we need to purchase our land before doing anything else (it will be spring before we can move the house) How much of a down payment will we need? Can we use our land as part of a down payment?
