Help! defference between sticker/purchase price of new home

PLEASE HELP!!!
If a home is priced at $40,000- what is the realistic price I could get a home at?
I've heard you can get them much lower, and all the dealers I've talked to are like, our asking price is $$$$, you can put in a bid lower.....
If you bought a new home, what was the difference betwee sticker and purchase?

$72,000 was the sticker on our new 18x80.

I told them if they could get it below $60,000 I would buy it today and they did, paid $59,900.

You could probably get a $40,000 home for just under $30,000.

I think it depends on the area it's in, and how well taken care of the park is (if it's in a park), and how much in demand places there are, and definitely how old it is because even in good shape mobiles don't appreciate in value like houses do, so it's important to keep that in mind.
