New home pricing--newbie here!

Hi all! Wish I had found this forum weeks ago. My sister is looking to purchase a new Palm Harbor 3 bed 2 bath singlewide here in Austin, Tx. I am wondering how to find out if the price that they are quoting her is fair? Are home prices at all negotiable? We are so new at this....I want to help her and prevent her from making a costly mistake. Any advice would be appreciated!!

I've been looking alot and pricing, and Palm Harbor are top of the line- would probably run $50,000 tops
