Nice house for sale

One block from the library! A lot of house for the money, I think, compared to some. I love the exterior and the grounds. The interior has great potential, but I'll bet a lot of you could do better with the decor.

Wow, a lot of house for the money! I love it. But it would need lots of TLC and cash to make it a true showpiece. I love looking at older homes and imagining what I would do.

Curious--it this a house you are considering in buying or just sharing. It is a great looking place, but way too much for me at my age.

There's a relatively new nursery just south of Justin on FM 156 (Bloom Cottage, I think) that had one yesterday. The place looks real small from the front, but it is deep. Lots of neat yard/garden gadgets and art, too. Nice to have a place like this right in my home town!! She can get whatever you want, too. J.D.

That house is a few miles from me and one I used to pass by regularly on my way to the local community house down the street from it. That would be the deal killer for me as there is traffic (foot, car, bike) at all times but significant traffic when there are major events held there. They have a huge Antiques & Modernism show every year as well as weddings, wine tastings..... and a fitness center. Beautiful neighborhood, what we call around here "a walk-to location" because you can walk to retail, commuter train, schools... - beach is a hike but a nice bike ride.

Mine would be to get a professional real estate photographer to do the photos. Do not allow your realtor to do it. Honestly I won't call a realtor until the photos are done, the house has emptied (I'll never sell with anyone living at the house), the house been professionally cleaned (windows washed, all repairs completed, everything painted, etc), and a brochure has been printed for the open house (when the house is upper-end), lookers and other brokers. In other words, I do it all myself, then let the realtor take over when I am ready to list. Yeah it is worth the commission to not have to deal with lookie-loos and buyers. If the realtor has a good stager, I take the that advice into consideration. I have never had a house last longer than a week on the market, and some were doozies (rentals).

Here's why I personally feel buzz words don't work. It's a little like custom features. Everyone's idea of what "luxurious", to use one example, can vary wildly. Even words like "large" can often be disputed as what may be a large backyard in your own neighborhood, may be a postage stamp in someone else's. We've sold FSBO three times and each time when we let the buyer do most of the talking, we discovered interesting information about their home search. And with every home we've had buyers who were downsizing. Had we wasted time in our ads or trying to convince them that our "fabulous deck area" will sell our home, we would have found out that maybe they don't want the maintenance of a deck. Or that the deck they currently home is massive compared to ours. For the majority of people, a home will be the single most expensive thing they ever purchase. So it stands to reason that most of us don't want to over pay. Superfluous adjectives create high expectations. And whenever those expectations aren't met, the buyer sees that as an opportunity to create objections in their own mind in order to offer less. The idea of the ad is just to get buyers in your home. Period. When the buyers show up, you want them to leave thinking that the property has SO much more going on than even the ad promised. That creates value in the mind of the buyer and it pushes them to make a decision because they know their competition (other buyers) will probably be feeling the same way.

We drove through Honesdale on one of our weekend jaunts and I remember seeing quite a few lovely Victorian homes.

No, I'm not thinking about it for myself. I'm just sharing because I know a lot of us at the KT enjoy looking at houses. Especially houses we would never consider buying. :-)

What a fabulous house! I love to dream about what it would be like to live in a huge house that is so beautiful! I live in a really little house in Levittown but I do love to look! Thanks for posting this!

I know what you mean, June. If only... Thanks for posting that house, Susan, it's just gorgeous. I love looking at houses so, of course, I looked at all 86 pictures! :-) I grew up in a beautiful old house which, as a kid, I didn't appreciate. Sure wish I had it now.

I can just imagine sitting on that wonderful porch in a porch swing with a nice breeze blowing.
I love to look at the old ones but not own one, my sister did though she bought and restored several much like that.

Oh my, I'm so jealous! You would get a small, two bedroom fixer-upper with practically no yard for that price in my area. Well, at least I don't have to heat the place. :-)

What a lovely home. I would love to be able to find eastern homes here in the southwest. However, I would need air conditioning to be happy.

I love that house!! I can see what you mean about the decorating though, but lots of potential here! I love that little corner bathroom sink area, it must be upstairs maybe. I can see a nice Bed & Breakfast with this.........or just a single family enjoying that great house! lol!

Over here that would cost a whole lot more.

I wish I had the money to buy it, fix it up and enjoy it -- a great house, with even greater potential.
