Does it make sense to refinish floors now?

| I'm planning on a kitchen remodel after the new year. My dining room & living room are empty right now. New furniture is on order and ready to be delivered for Thanksgiving. They both have hardwood that needs to be refinished. Should I have the 2 floors refinished now before the furniture arrives, or will the kitchen demo/construction make everything a mess? I have a center hall colonial, enter front door, living room on left, dining room on right, you can enter kitchen from other dining room doorway.

| I can tell you from very recent experience that the kitchen demo/construction will definitely take a toll on your wood floors. My GC was not the best in terms of covering everything so maybe that was a factor. But the aftermath of the kitchen demo was dust, dust and more thick dust every where. It just seeps into everything. Even after dusting, mopping, etc. my dining room floor was smeary and mucky. Right now I am looking into a temporary fix for my dining room floor until I pick up all the carpeting and redo the dining room, living room, stairs, landing, etc. Good luck with your project. |

| I am going to put in prefinished wood in the kitchen. I realize that it won't match the other floors, but I'm ok with that. I would like to get the lr & dr floors done and furniture in, but I'm afraid it will be ruined with demo & construction. |

| While the rooms are empty, it does make sense to have the floors done. I would cover them up, though, while your kitchen is being remodeled. They started my demo today and even with the plastic on the doorways, the dust seeped out into the other rooms. I also have boxes, my fridge, stove, etc. in my dining room and living room while the kitchen is being done. |

| unless you have a ton of space to store the LR/DR furniture after it's been delivered, i would refinish those floors now. So much easier not to have to move it all and find a place to store it. Plus, there's no chance the furniture will get damaged or dirty while the floors are being done. How much work you're having done in your kitchen will determine how much dust there is. If you're not doing a lot of drywall work, you should be ok. But the furniture is going to be there when the remodel is going on, so you might as well have the floors finished. |

| I just went through this and it was so much easier to do those floors while everything was out. We then had the contractors cover the floors with paper. It is very important that they not tape the paper to the wood floor or it will take off the finish. Rather, they need to tape the paper to paper if that makes sense. Also, as construction continues have them change the paper out because sand and small pebbles have a way of getting under that paper. |

| My floor guys just left 4 hours ago after putting the first coat on my floors. They told us to wait three weeks before putting any rugs on the floor so the oxygen can get to the finish and it will cure properly. Furniture can be put down right away. So if you have area rugs and want them out for the holiday you might want to wait. I don't know if different finishes have different rules but it's something to look into. Personally, I wish I had put my furniture away for the entire remodel, not just the flooring part. The demo dust in particular was very nasty. Our floor plan is just like yours but we do have an attic to help with the storage and my temporary kitchen is comprised of almost all my old cabinets so I probably have fewer kitchen boxes than most. |

| My floors were refinished this week after my kitchen was done. I didn't want to worry about moving appliances on new floors etc. But since your rooms are already empty I can see the temptation, but I think I would have worried too much about the new finish during the kitchen remodel because we had no path to the kitchen except over the refinished floors. It may depend on how your house is set up and how careful your GC and crews are. |

| I still go with waiting until the kitchen is done. Why even take a chance that the brand new floor might be marred due to the kitchen reno? Maybe your contractor will cover the floor but actually go and change the paper after one covering?? That's a lot to ask. I think if I were you I might even delay the delivery of the new furniture until after the kitchen. So it will be one crazy mish-mosh holiday season. I'd rather get it right and then move on.
