Need help with kitchen layout - Please

I've been working on remodeling the kitchen for over a year and a half and still not any closer because of the layout.Looking for some fresh ideas for the best layout of the space.I've had layouts done, but haven't been excited about about them.

It's a one person household, so I only need to please myself. I do cook for myself. Don't need super high end appliances, but not low end ones either.

I'm attaching a blank layout of the kitchen in this post and will post the current layout and first floor layout in subsequent posts.

Not looking to move walls or windows. The sink and range have to stay in the general location of where they are. The sink can't be moved because where I'm at, plumbing relocation is high since I have to use cast iron and copper. PVC can't be used for plumbing.

Leaning towards Shiloh Inset Cabinets. Haven't decided if they will be stained or painted or a combination of both.

Any and all suggestions, layouts and comments are appreciated. Need to get this resolved since I have other project in the house that needs to get done.

RE: Need help with kitchen layout - Please

As promised in the original post, the current kitchen layout is here. The main things that I don't like:1)diagonal upper cabinet 2)The 12" wall cabinet to the right of the diagonal cabinet.

Forgot to mention that I have 96" ceilings.

As promised in the original post, here's the layout of the first floor.

A basic L + island layout is very functional and you have room for exactly that. Leave the all appliances where they are, make the fridge a standard 36" wide but buy a counterdepth one, and reduce or remove (I would personally remove) the utility cabinet to make up the difference in fridge width.

Here is a breakdown of the math showing how you would fit the island.
134.125" total
-25.5" range wall (24" cabinets + 1.5" counter overhang)
-42" aisle (a little less in front of the counter-depth fridge)
-27" island (24" cabinets + 2 1.5" counter overhangs)
=39.626" aisle (more is usually recommended, but since you have no traffic pattern or seating there this would be OK)

Let's further figure out your island size. Since you have 133.5" in kitchen length, 133.5-25.5 sink wall-42"aisle = 66" island.

So, you can fit a 27"x66" island, which would give you a lot of extra storage and prep space. if you wanted to squeeze in seating at the island, I would recommend only doing only 50" of cabinetry and leave a 15" overhang at the bottom end (in front of where the fridge would be.

One last thing.. with the wall ovens right next to the DW, it looks like you don't have a lot of dish storage. To fix that, you could a) switch to a range and nix the wall ovens or b) turn the cabinet at the top of the island to face the DW instead of the range. a) would probably cost you less in cabinetry, but b) keeps you the wall ovens.

A few more thing.. I would put a pull-out trash and recycling underneath the sink, and also use a 90 degree upper corner cabinet (less things get lost in it).

I would also move the utility cabinet to the other side of the fridge and as previous, reduce its size (maybe to about 9") and have its door open to the North as labeled in your drawing. Keep those two by that door and you then have a bit more breathing room by the range, which I would probably use to scoot the range farther away from the sink wall.

Finally, as always, we at GW recommend as many drawer base cabinets as you can fit. It's easier than getting on your hands and knees as with doored cabinet or going through the extra motion of roll-out shelving.

tracie.erin ... Thanks for your feedback and suggestions. It's appreciated.

You brought up a few good points about a few things. I should have also noted that I was going to do a range instead of the built-in oven and cook top. It would take the place of the cook top which is currently in space occupied by the 30" base on the refrigerator wall. Was going to change the refrigerator cabinet from a 33" to 36" and do away with the utility cabinet.

Sorry that I forgot the above mentioned items. It's strange how you can miss small things when you write and proof read your own.

Some ideas to play with

Aries, here are some ideas to play with. I hope the graph is fairly accurate, since many spaces are tight.

Photobucket

I kept your appliances in place, eliminating the oven and utility cab, as you indicated. I don't know if you are open to a 30'' range and a 30'' sink, but I think they are worth considering.
The island is a stretch, but if it were my kitchen and I lived by myself, I would go for it, I think.

Anyway, the name of the game is to get as many ideas as you can and then pick and choose.

It's been a long time since I played house, and playing with plans is fun. I hope you are enjoying it.

RE: Need help with kitchen layout - Please

Sandra, thanks for doing the drawing.

Was thinking about going with a 33" sink and 36" refrigerator. Would probably go with a 30" Microwave hood. The main problem is that I like things symmetrical which currently are not with the current kitchen. I was thinking that a 9" tray cabinet in place of the 12" which you show, but if I go with inset, cabinets under 12" will be a flat slab door which I think looks strange with raised panel doors on the other cabinets.

Another thought was going with a u shape kitchen with a peninsula coming off the east wall for sitting. That depends on cabinet cost.

tracie.erin... Forgot to tell you that I like your idea of the pull-out trash and recycling underneath the sink. I personally don't like the separate pull out trash cabinets.

Thanks for all the comments and suggestion. Keep them coming.

RE: Need help with kitchen layout - Please

Your comment on a possible peninsula to perch at for me raises the question: Where IS your nice place to sit and sip coffee in the morning? Not in the kitchen, I'm guessing, because saving it's not on your priority list. How come? Is creating an especially inviting spot an opportunity, or something you're just not interested in? Maybe it'd never compare with your special spot in the family room?

Would you perch at that counter yourself and enjoy the view of your nice new range? Maybe neighboring buildings make your windows something to avoid looking out, making turning your back on them a good thing? Or is there a bird bath under a tree, with a busy community waiting their chances to splash? I read even with my husband at the table, and we both like to listen to the radio. Do you need room in the kitchen for any of that? Or just a genuinely comfortable chair? Mine's on springs.

BTW, if you kept to a nice L-shape kitchen, which I'm guessing would probably be my choice in your place (after over 40 years of marriage I do enjoy fantasizing about the "luxury" of living alone) because I LIKE them, you'd save enough money to hop your sink around the kitchen like a bunny rabbit. I mention that because I'd slide both sink and dishwasher toward the corner to make a generous work space to the right of the sink. The stove would go a bit farther toward the refrigerator for the same purpose. To get the most from my money, I'd always spend on layout first, then shop with the rest of the budget.

A round table would go in the middle (the same one that was already there painted a new color?), with a couple of comfy chairs around and another couple in the next room for grabbing, my own positioned so I could look out the window. I'd probably put a bird bath out there if I didn't have one already. Or maybe a squirrel feeder.

My idea of nice, anyway. :) Then I'd take what I'd saved, even after moving the sink, and go on a little trip somewhere I haven't been yet.

RE: Need help with kitchen layout - Please

Lots to think about in a U-shape with peninsula. Some real layout challenges, especially concerning DW placement and inside corner base cabs. I tried to accommodate your preferences for sink and fridge size and symmetrical walls.

Here's a quick layout. As drawn, there is only a 36'' passage into the U. You might want to shorten the peninsula to make it at least 42"
Photobucket

Pros:
1. LOTS of cabinet space.
2. A nice place to sit at the peninsula.

Cons:
1. THREE inside base corners. That's a LOT of susans or dead space!!
2. TWO inside wall cab corners. These would be OK if you can use the hinged doors that open to reveal the shelves. Someone here can tell you what they are called. No dead space. No susan.
2. Whichever side of the sink you put the DW on probably does not leave room also for a conventional susan. If you put the DW on the left of the sink (not my preference usually), I theink there is room for one of the blind corner pullouts.
IF there is room there for the DW. It will be tight on this side if a 33'' sink is centered under the window.
3. If the DW goes on the right of the sink, I think you have to have a dead corner pullout base cab.

And a three comments:
1. I might go with this layout, but only if I were willing to use some devices that allowed access to the three inside corner storage.
2, I would use a hood 6'' larger than the range. That is the usual suggestion. And a real hood, not a recirculating hood.
3. I would put the microwave somewhere else, NOT over the range. Lots of discussion of this issue on GW.

Hope this helps.

RE: Need help with kitchen layout - Please

Rosie... First, thanks for your comments. The windows in the kitchen are both small. One looks out to the driveway and the neighbors back of his house and the other one looks out to the driveway and garage. Not the best, but not the worse view either.

I really can't move the sink and dw to the corner any more because of where the plumbing is. Just too costly to move.

There is no table currently in the kitchen. I do have a table in the family room where I usually eat which has a nice view of my 90'back yard.

Sandra...Thanks again for the layout. Curious, what are you using to create them?

The dw and sink have to stay where they are it because of where the plumbing is.I have thought about the 3 inside corners and this is what I was thinking.1)Leave the corner to the right of the sink as a dead corner with no cabinet there with a larger cabinet next to the sink and to the left of the range. 2)Use a blind corner next to the dw. 3)For the corner by the peninsula use a cabinet facing the outside of it.

I've thought about the microwave and not sure where else to put it. I know that I don't want it in a base cabinet.

Thanks again for the suggestions and feedback. I've attached a picture of the current kitchen if anyone is interested in seeing it.

Microwave location and style/kind.

Most of the people who have used drawer microwaves really like them. They are a bit pricey, but I certainly love mine, which is in an island. We use it almost daily. So easy to get things in and out, and so easy to clean. You could put one in the peninsula with a storage drawer under it.

Many decisions, perhaps including this one, are simply personal choices. Balance and symmetry appeals to you more than the idea of dead space in a corner appalls you. I think I am the opposite. Just a matter of personal choice, I think, not of what is right or wrong or best or worst.

Sounds like you really know what you want.

My drawings are done in Photoshop, which I know well and which works for me.

Happy new kitchen.
Be sure to post pictures when it is finished.

RE: Need help with kitchen layout - Please

Sandra...I almost fell off my chair when you made the comment of "Sounds like you really know what you want".

Every time I think that it true something changes my mind. When I first started to look at cabinets I liked American Woodmark, then I took a closer look at their finish and decided against them. I then looked at Koch Cabinets and decided after looking closer at their construction decided against them. I was very happy when I started to look at Shiloh cabinets. I liked their construction and finish until I saw their lazy susan/square corner base.I'm not impressed with their construction of this particular cabinet. They use a 3/8" shelf instead of 3/4" as they do in the other cabinets.

The same hold true with layouts.

I think that I look to closely at things sometimes and worry what others think.

I think what I need to do is look over all the ideas that I've been given and choose what's the best will be for me and not worry what others think.

I'm still open to others comments and suggestions.

Thanks,
Jeff

And another thing to think about!

Jeff
When I finally had an idea about what I wanted to do in my new kitchen, I started by looking at commercial cabinets. But then reading here convinced me to talk to some local cabinet makers. SO much better idea. I ended with two brothers who live in a tiny town on the Ohio River and make GORGEOUS frameless cabinets that fit to the fraction of an inch.

Do talk to some local cabinet makers as well as look at commercial lines. Many GWers have found independents are not that much more expensive--and sometimes are even cheaper.

You might be able to start a thread here and ask if anyone lives close to you and can recommend a cabinet maker.

Good luck.

RE: Need help with kitchen layout - Please

Sandra...I have looked at a ton of cabinets manufacturers, both name brand and custom one in the Chicagoland area. Most of the custom are out of my price range. The ones that aren't, I don't like the quality they are offering. I was not impressed with even some of the ones that were out of my range and that included some of the higher end brand names ones too. I've even looked at some recommendations from others on this forum including Contestoga and Scherrs. Contestoga pricing was ok, but Scherrs were expensive.

I'm still looking at some other brands and Amish ones a little more closely.

Most people who know me say that I'm to particular and looking for perfection that I'll never find.

I'm a little surprised that a few of the Kitchen Professionals on this site have not made any comments.

RE: Need help with kitchen layout - Please

I have been looking at the layout of the first floor, Is your drawing to scale?

 o
RE: Need help with kitchen layout - Please

rtwilliams..drawing is not quite to scale. The blank kitchen layout is. Just to give you an idea: the family room is 23'2" x 13'7" ...Hope this helps.
