Layout options?

I posted my layout before but didn't really have any options. Now DH has given my more to work with. This space is part old and part new. Some of it is gutted and its a mess. None of these plans are what we have now.

Here is the currently proposed layout. I'm sorry it is so small. Every time I try to make it bigger it gets smaller.

The refrigerator sticks out past the wall its on and we would have to build a wall around it. Don't really want to do that as it will block part of the view from the dining/living room through the kitchen to the back yard.

#1 layout from the architect was to have the stove on the left side of the sink. This gives me only about 8"" of counterspace on each side.

#2 a KD gave us the idea of putting the stove at an angle in the corner of the sink wall/refrig wall. Several other cabinet stores warned us not to do it as it is a nightmare to install. This is completely DIY, elec., plumb., everything.

#3 new KD gave us the layout you see with the stove on the right side of the sink. With or without extending the refrig wall.

#4 the new KD also suggested puting the stove on the refrig wall and the refrig on the left side of the sink. DH did not want to do this as outside venting is an issue. If we do this we will have exposed ductwork on our entry way ceiling.

The sink must stay in front of the window, DW can be on either side of the sink. No cabinets can go on the back/window wall due to low windows. I do not need alot of cabinets. I want dishes and pots in drawers. Microwave must not be over stove. Currently the plumbing and electrical is set up for the corner range plan.

What would you choose?

I have designed and installed kitchens for over 28 years, and the design I see above will give you major problems with working at the stove and fridge. Can you give me more information, like the size of your fridge? I will try to come up with a good solution for you because I specialize in solving the problems that allot of designers create. You would also be making a major mistake putting the range in the corner, it is a total waste of space. You can also contact me directly if you like, j_mueller@ymail.com

what's in the lower left corner? double doors on it?

could the fridge go between that and the door above it? (west wall).

In the lower left corner of the current plan is the proposed laundry area and pantry. Right now the stove sits in the "laundry area" and the fridge is where the pantry would be. The fridge is a 36"" trio.

The concern with leaving the fridge there is there is no counterop space and a walkway crosses in front of it.

The idea for the lower left corner is to widen the opening into the dining room as it creates a traffic jam now. This must be done to be able to move the fridge into the dining room during the reno. Then put a stackable laundry, small closet for the central vac. and a small pantry against the left wall.

Finally made a decision.

j mueller, agreed that the corner range was bad and will keep the range to the right of the sink.

desertsteph, your question about the fridge led to a major discussion. we were concerned about the walkway in front of the fridge. We have lived with the fridge being there for more than 20 years. With a better overall layout it should not be the issue it is now. So surprisingly we have decided to keep the fridge where it is now and have the laundry next to it. That's what the double doors will be. Thank you for asking that question!
