20 yr Goodman ac & furnace replacement, Carrier or Trane?

My 20 yr Goodman Ch-36 3 ton gone up.I live in Baltimore,Md area in 3.5 story townhouse which also has basement and loft above master bedroom approx. 1700 sq ft. I decided to get estimates and my 2 estimates came from Carrier and Trane. Carrier dealer did manual j load calculation rec' 3 ton unit which I have been using, the was proposal $10,000-900 carrier rebate $9100 total out of pocket does not include rebates and credits totalling $1100 which i get later.

The Trane dealer did virtual load calculation on website yourvirtualhvac.com but didn't include additional loft 200 sq. ft he said I needed 2.5 ton unit, he said 3 ton would be too much, his proposal for ac and furnace $8100 does not include $1250 in rebates and credits.

My question's is what would be better 2.5 or 3 ton unit for my townhouse and are these price's about right? or should they higher or lower in Balt. metro area? I plan to get a couple more estimates. Thanks
