All elec house?

Sis is looking at 2007 house in Fargo. COLD area. House is in new development. Small lot, 1/4 acre. House has heat pump. Not sure if air or ground source. Has elec water heater. Said house does have natural gas but is not sure for what appliances? Sales sheet says monthly elec usage is $270. Think elec is 10-12cents kwh? She called gas co and they say gas is hooked up and recent bill was $40. I thought HP was so-so for real cold houses? Any reason why house does not have gas wtr heater?

Depending on model/brand of heat pump, I would add a nat gas furnace and have a dual fuel system. But if home has a geo HP, that's an entirely different matter. It would seem you should find out exactly what the home has as far as HVAC.

The questions you are asking should be directed to the owner of the house or your real estate agent. Usually gas hot water heaters are more expensive but so much nicer than electric.

Any idea of nat gas rate? If you don't know, you should find out.
