Which way to go - BTU size and 2-stage operation

I'm replacing a very old AC and heating system in a 2,300 sq ft older home in the washington dc metro area with decent windows/insulation.

We have varying guidance from contractors on BTU size, all for 96% 2-stage, variable speed blower furnaces as follows:

1) Install a 100,000 BTU unit that will run at the lower stage roughly 90% of the time to meet house needs
2) Install a 85,000 BTU unit that will likely run at the higher stage more often to meet house needs

I'm not sure how to make the call on what is best here. We want the system to run quietly and well and don't want to under or over-size. Any thoughts appreciated, including whether I should ask/expect a formal manual J calculation from contractors.
