You might want to recheck the model number but I suspect this is Trane's XR95 single stage furnace, 95% eff, conventional blower, 60 KBTUs.

Certainly an AC with matching evap coil could be added. I am assuming since this is a condensing high eff furnace that it would be located most likely in a crawl space.

If I was going to live there for any extended period of time, I would look at a different furnace model. Any idea of size of AC that was lost in the storm?

You are correct about the XR95 being the suggested Furnace. We have never had an AC attached to the prior Furnace but as we intend to sell it seems to make sense to ensure the buyer will be able to add one in the future.

The Furnace will go into a closet in a bedroom as furnaces are not allowed in the crawl space due to possible flooding.

What are the negatives related to this Furnace? Is it just their low end model?

I would characterize that furnace as a med model, high eff condensing furnace but with a conventional blower motor. Waste gas must be vented properly to code and not certain this furnace is best suited to a closet application. Waste gas must be vented either through an external side wall or through the ceiling out the roof. You should discuss with your dealer.

Any idea of size and efficiency of furnace to be replaced? You should find out and understand your options. I would think a 60 KBTU furnace like you have been quoted would be oversized.

I would insist on a load calculation be performed by dealer both for heating and cooling for accurate sizing on furnace and AC cooling.
